Aluminium Glass Extension for a Terraced House in New Malden

Location: New Malden, Surrey

A Contemporary Aluminium Glass Extension Designed for Modern Family Living

This beautiful Aluminium Glass Extension has completely transformed a traditional terraced home in New Malden into a bright, spacious and contemporary living environment. Located just off New Malden High Street, the property now benefits from a stunning open-plan extension that seamlessly connects the home with the garden, creating the perfect balance between modern architecture and practical family living.

The homeowners wanted to replace their dated rear living space with one of today’s modern extensions that would maximise natural light, improve access to their garden and provide an elegant setting for everyday life as well as entertaining. After researching various glass extension options, including conservatories and orangeries, they decided that a bespoke aluminium glass extension offered the perfect combination of style, performance and year-round comfort.

Creating a Seamless Connection Between Home and Garden

The brief was simple: create a space where the family could enjoy uninterrupted views of the garden while blurring the boundary between indoors and outdoors.

With generous lawned gardens beyond the house, the clients wanted a room where they could watch their children play, enjoy family meals and entertain friends with easy access to the patio. The finished design allows the home to flow effortlessly into the surrounding outdoor spaces, making the extension feel like a natural continuation of both the house and the garden.

Working closely with our designer, Marcus, the homeowners selected a bespoke aluminium glass extension measuring 4750mm x 3500mm. Every aspect of the design was carefully considered to maximise views while delivering outstanding thermal efficiency and a sleek contemporary appearance.

Premium Aluminium Design with Exceptional Performance

The extension features a thermally broken aluminium frame finished in durable powder-coated RAL 7016 Anthracite Grey Matt, perfectly complementing the existing property while creating a striking modern aesthetic.

One of the standout features of this extension project is the installation of Highline five-panel bi-fold doors that stack neatly to the outside. When fully opened, the doors create an almost uninterrupted opening between the living area and the garden, allowing the family to enjoy true indoor-outdoor living throughout the warmer months.

The doors are fitted with 4mm toughened triple-glazed Low-E glass, achieving an impressive overall U-value of approximately 0.9 W/m²K. This provides excellent insulation while ensuring the extension remains comfortable in every season.

To enhance privacy and improve solar control, the homeowners also selected stylish dark grey Plissee pleated blinds, which complement the aluminium framework beautifully.

A Glass Roof That Floods the Home with Natural Light

A defining feature of this aluminium glass extension is its impressive pitched glass roof, designed using the SDL Akzent Plus system with reinforced eaves beam, rafters, wall plate and corner posts.

Set at an 11.7-degree pitch, the roof adds architectural elegance while allowing daylight to flood the interior from every angle. Divided into six sections with twelve individual panes of glass, the roof creates a stunning visual centrepiece that makes the room feel larger, brighter and more welcoming.

The roof glazing consists of triple-glazed Low-E SunGuard SN 75/70 solar control glass with warm-edge spacers and a Ug value of 0.7, helping regulate internal temperatures throughout the year while reducing solar gain during warmer weather.

The result is a living space filled with natural light during the day and a warm, inviting atmosphere as evening falls.

Elegant Details and Slim Sightlines

Every element of the extension was selected to maximise views without compromising performance.

The premium aluminium system features exceptionally slim sightlines, allowing larger areas of glazing and uninterrupted views across the garden. These refined profiles create a minimalist appearance that enhances the contemporary design while ensuring the extension feels light and spacious.

The combination of expansive glazing, elegant roof design and precision engineering delivers a luxurious finish that complements the character of the original terraced property.

Planning Permission and Professional Project Management

As this was a substantial structural alteration involving the Party Wall Act, planning permission was required before construction could begin.

Our experienced team managed every stage of the project, ensuring full compliance with planning requirements and current building regulations. Structural integrity, thermal performance and long-term durability were all carefully considered throughout the design and installation process.

From the initial consultation through to completion, every detail was coordinated to ensure a smooth and stress-free experience for the homeowners.

A Space That Has Transformed Everyday Living

The completed aluminium glass extension has become the heart of the home.

Now serving as a spacious dining and family room, the new open plan layout feels significantly larger and brighter than before. Whether relaxing with a book, enjoying family dinners or hosting friends, the extension provides a flexible living environment that adapts effortlessly to every occasion.

Opening the bi-fold doors on warm summer days creates a seamless transition between the interior and the garden, while the highly insulated glazing keeps the room warm and comfortable throughout winter.

The homeowners told us that the ground floor now feels much bigger, with natural light transforming the atmosphere all year round. It has quickly become a part of the house where the family spends most of their time.
